Rent charges post themselves
Monthly rent posts automatically per active lease, with partial first and last months prorated by days. Set a late fee policy once — grace days, minimum overdue, one-time or capped daily fees, overridable per owner, property, or lease — and overdue rent is assessed automatically; waive any fee by removing it from the ledger.
Payments and rent roll
Record checks and Zelle payments as they arrive; the rent roll shows each open lease balance across 0–30, 31–60, 61–90, and 91+ day aging, with overpayments held as credit. Security deposits post as refundable liabilities and release at move-out — refunded, withheld, or applied to the balance.
One chart, separate owner books
Define and organize accounts once for the workspace while each owner keeps legally separate books. Charges and payments stay balanced, per-lease statements stay clear, and corrections preserve the trail.
Reports tied to the books
Run Income Statement, Schedule E worksheet, Balance Sheet, Cash Flow, Trial Balance, General Ledger, and upcoming-vacancy reports on the page. Choose Cash or Accrual where it applies, filter or break out by owner and property, then copy the table or export PDF, Excel, or CSV.
Transactions that update the books
Add off-feed Expense, Deposit, Transfer, or Custom entries when you need them. Where bank feeds are enabled, categorize settled activity, match one exact entry already in the books, or create deterministic rules that apply automatically or suggest a review; uncategorized, unmatched activity stays out of reporting.
